BHU minor works and A&A assessment — works drawings and tools
Minor Works · Class I · Alteration & Addition (A&A)

Before you start, sort out the statutory route.

Building or remodelling a BHU is not all ordinary decoration. Where 3 or more rooms, toilets, brick walls, solid floor slabs, above-ground drainage or external ventilation ducts are involved, you first need to judge whether it is Class I minor works or requires formal alteration and addition (A&A works) submission.

This service is pre-certification risk assessment and process coordination; it does not replace the formal design, supervision, submission or certification of a qualified professional.

Building 3 or more new rooms, toilets, brick walls, solid floor slabs and above-ground drainage — the most common high-risk items.

7 days

Class I / II pre-commencement notice; not an approval wait, but must be submitted per procedure and handled by qualified persons.

14 days

Post-completion document deadline; MW02 / MW04 / MW05 etc. affect later certification and checks.

A&A

Works beyond minor works need submission; where structural walls, beams/columns or major changes are involved, do not package them as Class I.

A&A · Alteration & Addition Works

Alterations & Additions; when works exceed the minor works scope, submission, approval and consent may be required.

AP · Authorized Person

Authorized Person; usually a building professional, responsible for plans, submission or related statutory-procedure judgement.

RSE · Registered Structural Engineer

Especially important where floor loading, beams/columns, structural walls or main structure are involved.

PBP · Prescribed Building Professional

One of the common responsible roles for Class I minor works.

PRC · Prescribed Registered Contractor

Must hold the corresponding minor works class, type and item qualification.

MW01–MW05 · Minor Works Forms

Different classes use different forms; the key is not to miss pre-commencement and post-completion documents.

We look at the works list, floor plans, on-site photos, room count, toilets, walls, floor slabs, drainage and ventilation scheme together, to help tell apart minor works, A&A, and certification and reporting risk.

Judge the possibility of ordinary decoration, Class III / II / I, or formal A&A.

List the questions to ask the works party and professionals, document gaps, cost and certification risk.

Official reference direction

Complete documents don't mean certification judgement can be skipped.

The minor works system handles works procedure and safety risk; a BHU must still be certified overall against the minimum living-environment standards, the site, statutory orders, fire safety, ventilation, plumbing/electrical and documents. Both routes should be viewed together before work starts.
