Common order types

First identify which type of order you're facing

Section 24 Removal Order

Targets unauthorized building works, illegal partitions, podium/rooftop structures, illegal drainage or structural works. If what's to be removed is the rented space itself, the impact on certification is greatest and it usually has to be cleared first.

Section 25 Discontinuance / Change-of-Use Order

Converting industrial buildings or non-domestic parts to residential use is high-risk and should not be treated as an ordinary BHU; the legality of the use must be clarified first.

Section 26 / 26A Repair · Investigation Order

Involves main building safety, repair or investigation. Even if the problem is not inside the unit, the certification timeline may be pushed back until it is completed.

Section 28 Drainage Repair Order

Multiple toilets, drainage, water seepage and waterproofing issues directly affect remediation cost and certification confidence, and are often related to added toilets.

An unresolved order becomes a certification risk.

The certification regime requires that the legal responsibilities arising from relevant statutory orders, notices or directions have been complied with. The Buildings Department lists several categories of searchable statutory orders, including Sections 24, 25, 26, 26A, 27C and 28.
