After obtaining BHU certification, we continue managing your rental unit and maintaining compliance throughout the 5-year certification period. This is the core service built on Owl Square Group's 8 years of operational experience.

Obtaining certification is not the finish line — throughout the 5-year certification period you are still required to maintain your unit's compliance status. What we offer goes beyond traditional property management: it is an integrated service combining ongoing certification compliance and rental operations.

Common questions about post-certification management

How is the management fee calculated?

It depends on the scope of services and number of units. As a general guide, full-service management is approximately 8–12% of monthly rent. A specific quote will be provided during the consultation.

Who is responsible if a tenant falls into arrears?

We handle the chasing and recovery. If legal action is required, we will work alongside your solicitor. We cannot guarantee zero arrears, but our 8-year track record shows an arrears rate below 2%.

Can I terminate the management agreement at any time?

Yes. The default contract term is one year, but you may terminate with 30 days' written notice. Existing tenancy agreements will continue to run until their natural expiry.

How is the fee calculated when the unit is vacant?

During a vacancy period, only a minimal "compliance maintenance fee" is charged — significantly less than the standard monthly management fee. Full management fees only apply once the unit is tenanted.
